If you have decided to sell your property
the next step will be to choose an Estate Agent, or Agents, who
you can feel confident will present the property to a wide range
of suitable prospective purchasers and deal with the sale in
a professional and competent manner. For this reason we consider
it appropriate to provide some information as to how we can assist
you with the sale and obtain the best possible price.
You may well have a reasonable idea of the
price you can expect to obtain and as qualified property valuers,
with considerable experience of the market, we will ensure that
the figure agreed at which we offer the property is appropriate.
We will not raise your expectations by suggesting an inflated
price nor will we recommend a low amount merely to obtain a “quick
sale”. You can also be assured that, whether your property
is a small studio, apartment or a mansion, we take the same care
in obtaining full details and photographs to ensure that we can
promote this in the most advantageous way possible.
It is also important that you know what costs
are involved. Our standard sale fee is 5% plus I.V.A. (VAT) currently
16% which is the industry norm although some Agents do ask higher
rates. Please note that we operate on a “no sale no fee” basis
so that unless special circumstances apply, and have been agreed
with you in advance, you will not incur any costs in placing
your property for sale with us unless, or until, we find you
a buyer. In Mallorca and generally in Spain all the other costs
are usually payable by the purchaser. If you are not a Spanish
resident there will normally be a Capital Gains Tax retention
from the sale price of 5%. This does depend on individual circumstances
and, if applicable, some, or all of this, may be refundable.
You should discuss this with your tax adviser who can provide
expert advice on this aspect.
We do not ask for exclusive sale instructions
leaving you free to appoint other agents if you wish to do so.
We recommend that if an agent should ask you to appoint them
on an exclusive basis that you fully understand the terms, conditions
and implications of an exclusive contract as these often impose
severe restrictions and financial penalties.
Whilst we aim to provide an equivalent service
irrespective of the type or price of the properties we are offered
we appreciate that some properties, by their very nature, require
a different approach. If your property is an exclusive or of
high value we do offer very personalised bespoke facilities which
may involve the preparation of personalised brochures, specifically
targeted advertising and the close vetting of prospective purchasers
wishing to view the premises. In these situations we may well
agree a sharing of advertising and promotional costs and a set
sale fee as against a percentage of the final sale price. If
